SECOND QUARTER FINANCIAL AND OPERATIONAL HIGHLIGHTS
- FFO per Share: FFO per diluted share increased 11.5% to $0.321 from $0.288 in the same prior year period. FFO in total dollars increased 12.1% or $8.6 million compared to the same prior year period.
- Same Property NOI Growth: Total Same Property NOI increased 4.2% compared to the same prior year period.
- Portfolio Occupancy Rate: Total portfolio occupancy improved 0.1% from 96.2% at March 31, 2018 to 96.3% at June 30, 2018. Total portfolio occupancy improved 1.3% from 95.0% at June 30, 2017 to 96.3% at June 30, 2018. Occupancy at June 30, 2018 and 2017 excluding vacant space held for development was 96.7% and 95.7%, respectively.
- Lease Renewal Rate Increase: Net rental rates for the quarter increased 7.8% on 1,045,000 square feet of lease renewals when comparing the rental rate in the last year of the expiring term versus the first year of the renewal term. Net rental rates increased 10.4% when comparing the rental rate in the last year of the expiring term versus the average rental rate over the renewal term.
- Growth in Average Net Rental Rate: The average net rental rate increased by 0.6% or $0.12 per square foot over the same prior year period to $19.96 per square foot, primarily due to rent escalations.
- Property Investments: The Company invested $64.3 million in acquisitions, development and redevelopment in the quarter.
- Net Income Attributable to Common Shareholders: Net income decreased to $81.9 million or $0.33 per diluted share compared to $271.5 million or $1.09 per diluted share for the same prior year period. The decrease was primarily due to a lower increase in the fair value of investment properties.

CHANGES TO BOARD OF DIRECTORS
First Capital Realty announced today that Mia Stark has resigned from its Board of Directors, effective immediately, due to personal commitments. Ms. Stark had been a director of First Capital Realty since May 30, 2017. As a result, First Capital Realty is pleased to announce the appointment of Jeff Mooallem as a director of the Company, effective immediately.
Mr. Mooallem is currently the President and Chief Executive Officer of Gazit Horizons, Inc., a wholly-owned subsidiary of Gazit-Globe. Mr. Mooallem has over 20 years’ of experience in the real estate industry and has held executive positions with several companies in the United States, including Federal Realty Investment Trust and Equity One, Inc. Prior to working in the real estate industry, Mr. Mooallem practiced law as an attorney in New York and Florida.
DIVIDEND
The Company will pay a third quarter dividend of $0.215 per common share on October 17, 2018 to shareholders of record on September 28, 2018.
SUBSEQUENT EVENTS
Equity Offering
On July 18, 2018, the Company issued 9.8 million common shares at a price of $20.50 for gross proceeds of $200.0 million which were raised to fund the acquisition of several properties and two development projects in the Company’s core urban markets.
