TORONTO, May 4, 2015 /CNW/ – Trez Capital Mortgage Investment Corporation (TSX: TZZ) (the “Company”) is pleased to report financial results for the quarter ended March 31, 2015.
First Quarter Highlights
- Net income for the quarter totaled $2.7 million, a decrease from $3.9 million in Q1 of 2014
- Income from operations totaled $2.9 million, a decrease from $4.1 million in Q1 of 2014
- Year over year income was lower primarily due to the Company not accruing interest on two mortgages in default. These two mortgages represent approximately 16% of the Company’s total mortgage portfolio. The larger of the two mortgages, representing approximately 11%, was resolved subsequent to March 31, 2015 and is now in good standing.
- Basic and diluted earnings per share were $0.14 and dividends declared were $0.175 per share
Investment Portfolio Highlights
- 74.5% of portfolio in first mortgages
- Weighted average loan-to-value of the mortgage portfolio was 68.7%, below the Company’s Investment Guideline of 75%
- Weighted average interest rate and term to maturity on mortgage investments was 7.2% and 13 months, respectively
- Geographically diversified portfolio across Canada: Ontario (39.4%), Alberta (26.7%), British Columbia (13.0%), New Brunswick (10.9%), Nova Scotia (9.8 %) and Saskatchewan (0.2%)
- 100% of equity remained fully invested throughout Q1
