TORONTO, Sept. 20, 2016 /CNW/ – Automotive Properties Real Estate Investment Trust (TSX: APR.UN) (the “REIT”) today announced that it has closed the previously-announced acquisition of the automotive dealership property located at 9088 Jane Street in Vaughan, Ontario (the “Property”), tenanted by Pfaff Audi. The $17.2 million purchase price for the Property was funded using partial net proceeds from the REIT’s previously-announced $40 million equity offering that was completed on September 19, 2016. The addition of the Property to the REIT’s portfolio is expected to be immediately accretive to the REIT’s Adjusted Funds from Operations (“AFFO”) on a per unit basis.
The REIT is assuming the current “triple net” lease on the Property, which has a remaining initial term of approximately 4.75 years, following which there are two five-year renewal options available to the tenant, with renewal rents based on the greater of market rates and the then existing lease rate.
The Pfaff Audi building, which was constructed in 2006, is a 69,000 square foot, full-service Audi dealership located on three acres of land, adjacent to Vaughan Mills, one of the largest shopping centres in Canada.
